Four Brand New Custom Houses in Montecito

Montecito Beach Cottages is just blocks from the world famous Butterfly Beach and the Four Seasons Biltmore Hotel. Built to Last the Test of Time

The Montecito Beach Cottages are designed to last the test of time and adhere to principles of sustainability. Although the term is often overused, sustainability applies here as the solid contruction of these homes will outlast most of their occupants.

The Montecito Beach Cottages were designed with almost all exterior surfaces to be fire, water and corrosive resistant. The exterior shingled siding is a manufactured product by CertainTeed that has a Class A fire rating. The stone veneer is underlaid with 1 inch of fireproof mortar base. All exposed sheet metal surfaces are copper sheet metal guaranteed to survive 100 years.

The roofs are all a minimum 50 years rated roof with at a minimum Class A fire rating. The slab on grade foundation construction all but completely eliminates the potential for termite intrusion. All the exterior windows and doors are Windsor Manufactured. The name Windsor equates quality in home construction. The exterior surfaces of the windows are aluminum clad with a baked on anodized finish. The solid pine construction and energy efficiency of the Low E glass makes these homes not only warmer in the winter but also cooler in the summer and also have one of the best sound reduction ratings on the market.

The homes will be super insulated with Icynene foam insulation (see video to the right) exceeding California's mandated Title 24 Energy Requirement by 20%. All these features mean a warmer quieter house with less maintenance and lower energy bills for you as an owner.

No expense is being spared to deliver the quality one would expect for a brand new home in Montecito, California. The custom cabinets are being manufactured by Santori Cabinets. All Santori Cabinets are made of solid plywood construction (not pressboard), self-closing drawer guide hardware and solid wood doors with glazed stained finish.

The kitchens are all Viking Kitchens including beautiful 36" Viking ranges and 36" Viking refrigerators and under mount 24 inch Viking Wine and Beverage Refrigerators.

Each of the Montecito Beach Cottages has a common theme and yet is uniquely individual. Each home has a unique color, floor plan, roof material and color and landscape plan. What they do have in common is a Cape Cod Beach Style, Carriage House garage doors and Eldorado Stone-Santa Barbara Sandstone.

Montecito Beach Cottages is a small well-planned sustainable subdivision. Sophie Calvin, Montecito Architect, has designed four brand new homes with the idea of assimilating into a well established but evolving neighborhood with a classic beach style and all new modern amenities.

Sam Maphis, owner of Earthform Landscape Design, has designed a park-like setting with a magnificent ficus tree as a centerpiece for the entire neighborhood. Although the homes share a common ingress and egress driveway (with an easy turn around for ease of traffic flow), Earthform designed a landscape plan to guarantee individual privacy.

Each home sits on a quarter acre lot. The homes are all a spacious 2,500 square feet, consisting of 3 bedrooms and 3 ½ bathrooms. Montecito Beach Cottages are designed to appeal to the lifestyle of a modern family or the retired couple that wants extra room to entertain out-of-town guests or the kids. Common in theme each home has dual master bedrooms (one upstairs and one downstairs). The homes also feature the Great Room concept. The homes have large open family rooms with high open beamed ceilings adjacent to family style kitchens with sit up counters. Large chef-style kitchens and lots of closet space for storage are also common in theme.

About Congdon Construction Company

Congdon Construction Company is the next chapter in a family tradition of construction. Owner Jim Congdon began the building trade learning from his father George E. Congdon III. In additison to building multi-family apartments, commercial tilt-up construction and track housing Congdon Construction Company began building custom homes with his three sons. The youngest son, Jim began as an apprentice carpenter at age 16. The day he turned 18 he joined the carpenters union. By the time he was 20 he owned his own contracting business. He took a brief respite from construction business to earn a Bachelor of Science degree from the University of Oregon. Jim established Congdon Land & Development Co. in 1993 after many years working real estate development and the construction business with his father. George is now retired.
